Current Projects

The Planning and Economic Development Department is responsible for processing development applications for all new development projects in addition to redevelopment projects. The goal of this page is to inform the public of major current projects under plan review or construction. This list includes a portion of the numerous projects underway in the City of Pembroke Pines. For more information please call 954-392-2100.

City Center

 ~Location: South of Pines Boulevard, West of Palm Avenue.
The City has contracted with luxury Real Estate Developer, Terra Group to develop an +/- 300,000 square foot lifestyle center along Pines Boulevard at the entrance to the City Center project. Phase 1 commercial has been constructed and multiple tenants have opened for business. Tenants include Publix, Coopers Hawk Winery, Outback Steakhouse, TMobile, Rooms To Go Patio, West Marine, The Halal Guys, Pembroke Pines Dental, and Smoothie King. Phase II of the project is currently under construction and will be anchored by Hobby Lobby, McCallisters Deli, and Chuy's Tex Mex.

City Center also has three residential projects: Pines Garden, consisting of 387 units, Town with 365 units and City Center on 7th Apartments consisting of 700 units.  The residential components of the project help create a mixed-use live, work, and play lifestyle.

Pembroke Pointe Office Complex/ The Edison

 ~Location: South of Pines Boulevard, West side of SW 145th Avenue

Duke Realty constructed a 147,000-square-foot environmentally friendly office building on the 145th corridor, parallel to Interstate 75.  The project was completed in 2016. The second and third phase of the project is being constructed by the TPA Group and will be known as the Edison. The project will consist of 347,000 square feet of class-A office space.  The first building was completed in 2020 and tenants are building out interior spaces. The project helps to diversify the City's commercial mix. Construction of the 2nd phase of the Edison should commence in late 2020.

Memorial Hospital West Expansion

~Location: North of Pines Boulevard, East of Flamingo Road, and south of 4th Street

The South Broward Hospital District, specifically Memorial Hospital West is seeking to expand its Hospital District area and guidelines to the south on the site of the former Petco and Toys-R-Us parcels.  Memorial  Hospital West seeks to demolish the existing retail building and develop a 120,000-square-foot Memorial Cancer Institute on the site. The hospital district acquired the +/- 6.8-acre parcel in late 2018.  To facilitate the development, the district will have to rezone the property, re-plat the property and obtain site plan approval. Applications will be heard by the City Commission in Spring 2021.  (Rendering)

 ~Location: South of Pines Boulevard, East of 172nd. 
DR Horton has submitted applications for the development of residential townhome units on the former school board annex site.   The developer initially submitted an application to develop 256 units, but the request has been reduced to 211 units on the +/- 26-acre parcel. The developer will need land use, zoning, plat, and site plan approval before proceeding with the project. The project was approved by the City Commission in the spring of 2021. Construction should begin on the project in the fall of 2021. (Rendering)

16000 Pines Market

~Location: South of Pines Boulevard, east of Dykes Road
The Terra Group is redeveloping the Former +/- 350,000 square-foot Postal Distribution Center. The north portion of the property will be developed into a vibrant shopping and restaurant venue with a gym,  grocery store, and post office as well as restaurant and retail spaces. Approved tenants include Publix, US Post Office, Regions Bank, and Cheddar's Restaurant. Construction continues on the commercial space.  
 
 The southern portion of the property is being developed as a residential townhome project by Lennar.  The City Commission approved the development of 165 townhome units spread over 13.75 acres. Staff anticipates that construction of the townhomes will begin in late 2021.  (Rendering)

~Location: South of Pines Boulevard, 
East of 186th Avenue
Lennar is constructing 58 townhome units over 7 acres. New construction townhomes have been sold in the community between $385,000 and $460,000.
