Current Projects

The Planning and Economic Development Department is responsible for processing development applications for all new development projects in addition to redevelopment projects. The goal of this page is to inform the public of current projects under construction. This list includes a portion of the numerous projects underway in the City of Pembroke Pines. The City of Pembroke Pines City Center


~Location: South of Pines Boulevard, West of Palm Avenue.
This new 10 acre complex is the home of Pembroke Pines City Hall and the FRANK Art Gallery. The +/- 175,000 square foot building is designed to be flexible; with the ability to seat 3,200 for a performance, accommodate trade shows or banquets. The third and fourth floors host the City's municipal offices.  The grand opening celebration  was held April 19, 2017.

City Center


~Location: South of Pines Boulevard, West of Palm Avenue.
The City has contracted with luxury Real Estate Developer, Terra Group develop an +/- 300,000 square foot lifestyle center along Pines Boulevard at the entrance to the City Center project. Phase 1 commercial has been constructed and multiple tenants have opened for business. Tenants include Publix, Coopers Hawk Winery, Outback Steakhouse, TMobile, Rooms To Go Patio, West Marine, The Halal Guys, Pembroke Pines Dental and Smoothie King. Phase II of the proejct is currently under construction and will be anchored by Hobby Lobby. 

City Center has two multi-family projects completed and a third project under construction. City Center on 7th Apartments  was completed  by Mill Creek Residential in Spring 2015 and consists of 700 Units. Town Pembroke Pines was completed  by the Related Group in 2016 and features 365 units in addition to structured parking. A third multi family project, Pines Garden Apartments is being developed by the Terra Group. The project consists of 387 apartments and will begin leasing in Spring 2019.  

Pembroke Pointe Office Complex


~Location: South of Pines Boulevard, West side of SW 145th Avenue
Duke Realty constructed an 147,000 square foot environmentally friendly office building on the 145th corridor, parallel to Interstate 75.  The project was completed in 2016. The second and third phase of the project is being constructed by the TPA Group and will be known as the Edison. The project will consist of 347,000 square feet of class A office space. 

Raintree


~Location: North of Pembroke Road, West of Hiatus
Standard Pacific Homes (Now CalAtlantic Homes) is building a gated master planned community consisting of single-family and town home units. The project is spread over +/- 120 acres and will contain approximately 500 units. The project is being developed in three phases with homes being delivered monthly. 

Altis Pembroke Gardens


~Location: South of Pines Boulevard, West side of SW 145th Avenue
Altman development has constructed a five story, 280 unit complex with structured parking adjacent to the Shop of Pembroke Gardens lifestyle center. The project opened in late 2017. 

Centra Falls


~Location: North of Taft Street, West of Flamingo Road.
Label and Company is constructing 150 luxury town home units featuring distinctive three, four and five bedroom floor plans. The town home project is being constructed in two phases with both phases nearly sold out. 

Chapel Grove


~Location: North of Pines Boulevard, East of US 27
Label and Company is constructing 125 town home units featuring distinctive three and four bedroom floor plans. Th e project is currently being marketed for sale. 

Sienna


~Location: South of Pines Boulevard, 
East of 186th Avenue
Stellar Development is constructing 58 town home units with unique floor plans for sale. The project is currently in the development review process. 
 

Town Homes at Deer Creek


~Location: South of Taft Street, West of Douglas Road
Full House construction is developing a twelve unit infill town home community along Taft Street in eastern Pembroke Pines. The project is currently under construction with the first units being delivered in summer 2019.  


Bergeron Distribution Facility


~Location: South of Stirling Road, West of 196th Avenue
Bergeron Land Development constructed a +/-170,000 square foot distribution facility on the southwest corner Striling Road and 196th Avenue. The project is one of the first buildings constructed as part of Bergeron Park of Commerce South.

South Florida Distribution Center


~Location: North of Sheridan Street, West of 196th Avenue
The City of Pembroke Pines acquired the 66 acre former Broward County Women's Correctional Institute property in spring of 2013. The City then annexed the parcel and put the property under contract with Core 5 with the purpose of developing an 750,000 square foot industrial park. Core 5 Industrial and Helms development delivered the first of three buildings in January 2019.  Two more buildings are scheduled for development.
